Bangkok Serviced Apartment Q1-2012
More than 270 units are scheduled to be completed in 2012. Sukhumvit Road will host the vast majority of new supply this year. More than 120 units located in the Early Sukhumvit area and approximately 80 units in the Late Sukhumvit area are scheduled to be completed in 2013. Nearly 150 units are under construction in ‘Other’ areas and are expected to be completed in 2013. The limited ‘land for sale’ at reasonable prices in the city area is the main obstacle for serviced apartment developments in Bangkok. Some developers are focusing more on the outer city area closer and away from the new extension mass transit lines.
Since the last quarter of 2011 until Q1 2012, the average occupancy rate of both Grade A and B serviced apartments are more than 70% and are at their highest in two years. After the political riot in Q2 2010, the average occupancy rate ascended each quarter. The average occupancy rate of Grade B serviced apartments is higher than Grade A by approximately 8% due to lower rates in the same location.
