Colliers International provide comprehensive valuation and advisory services, on a wide range of traditional and specialised property assets, for a variety of purposes. Colliers valuation team has extensive local and international valuation experience. They are supported, both in Thailand and via Colliers network of regional offices, by experts in specialist sectors who review and provide input into the valuation process. Our transactional departments are active both in the investment and occupational markers (advising both landlords and tenants) and provide important, up to date market data, analysis and insight.
Colliers valuers are members of the Valuers Association of Thailand and are supported by members of the Royal Institution of Chartered Surveyors. Furthermore, our Executive Chairman has served as a member of the International Valuation Standards Board. All valuations are carried out in compliance with the appropriate local/international standards.
The valuation approach will be dependant upon the type of property being valued. Generally, the comparable approach is applicable to properties where transactional evidence is available; the income approach for investment property and those valued having regard to trading potential; the residual approach for development sites and the cost approach as a supporting approach/for specialist property assets.
Colliers provides valuation and advisory services for freehold and leasehold property in the commercial (e.g. office, industrial, distribution and retail), residential and institutional sectors of the market as well as for undeveloped land, leisure uses (e.g. hotels, resorts, golf courses and country clubs) and specialist property assets such as heavy industry, petrochemicals, infrastructure and machinery and business assets. Our team has experience of coordinating and managing the valuation of large, mixed-use property portfolios throughout Thailand. Colliers has also undertaken valuations in neighbouring countries.
Colliers is approved to provide valuation services by the Securities and Exchange Commission, the Bank of Thailand and the Ministry of Finance. Our clients include retail and investment banks (we have acted on behalf of the majority of Thai banks as well as those based overseas), financial institutions (e.g. investment/asset management companies), both private and listed local and international companies, property developers, hoteliers, government/public institutions and high net worth individuals.
Typically, Colliers is instructed to supply valuations for secured lending, financial reporting (in accordance with International Financial Reporting Standards) and due diligence (sale and purchase) purposes. However, we also undertake valuations for property fund management, company acquisitions and mergers, IPOs (Initial Public Offerings), building insurance, rental assessment and tax calculations.
Client confidentiality is an important element of our business and regardless of whether a specific agreement has been entered into, we take measures to ensure that client confidentiality is maintained at all times. If we believe there could be a conflict of interest in accepting an instruction, we will disclose this to both parties in advance.
